It’s all about building relationships when you are developing properties in a small town. Sarah Meharg, President of Armour, excels at relationship-building and works hard to create an environment of trust and accountability with Armour, the Township and town residents. After all is said and done, it’s the people of Chesterville who will reap the rewards of good residential apartments for decades to come.

If you’re lucky enough to be developing real estate in a town with a forward-thinking Council, then your vision will be realized in less time and with less stress. Armour is fortunate to be in this situation, and appreciates the ability of the Township of North Dundas staff and elected officials to see the benefit of developing better housing stock for local residents. Not only does it help keep our youth from out-migration, it attracts retirees, soon-to-be-seniors, and commuting professionals to live in, and contribute to, the quality of life in Chesterville, located in North Dundas.

Armour Development selected North Dundas as our place to develop – and to live – back in 2006. After more than a decade, Armour has expanded its portfolio and has worked closely with town Councillors, the Mayor, and the Planning Department to ensure that quality residential apartments are available soon.

Established in 1968, Armour works with experienced licensed financial managers who place client funds into Armour real estate development projects. Our current project is Fulton Place, an unparalleled 6-unit apartment building in the Village of Chesterville. It offers discerning tenants 10ft ceilings on all floors, Master Bedroom Juliet balconies, in-suite laundry, ample storage, open-space design for modern living, and upgrade requests. We invite you to learn more about RRSP and equity investments in Armour’s new multi-residential income properties in Eastern Ontario because your portfolio will benefit.

Fulton Place is informed by the agricultural, village-scale business and recreational environment of Chesterville, and it’s designed with the community and residents in mind; granting access to services and local businesses without dependency on a car, bringing a natural waterway ecology to the doorstep, and reinforcing the love that locals have for their community. Here, residents find a Farmer’s Market, a boat launch and waterfront park, a medical clinic, library, schools, and a range of small businesses like restaurants, a cafe, and a full service independent grocer.

Behind all of this lies Armour’s belief that the best way to invigorate a local economy is to build great places for people to live. That’s why we focus on condo-like apartments on centrally located properties, like this one in Chesterville. Sarah Jane Meharg, President

Armour will be launching a tenant application site to pre-tenant the new building for the Fall.

Doug was born and raised in Markham. The son of a market gardener from Ireland, Doug apprenticed as a carpenter and built his first home at age 16 for his older brother Jim. Doug pursued business rather than high school, and worked tirelessly to develop and enhance the Markham landscape with economic and cultural projects for 60 years. Doug is known as ‘The Man Who Built Markham’, completing hundreds of homes, the Markham museum, the Markham Fair Grounds, shopping malls, subdivisions, and more. Doug owned the top producing Century 21 real estate brokerages in Canada for 15 years, helping establish Century 21 as a Canadian brand.

Doug is a lifelong learner and committed to education and access to training. He has helped shape much of the real estate companies and real estate professionals in Markham, giving people their first jobs in the industry. He took courses and seminars – enjoying personal and professional growth – and gave away books and learning materials to most of his colleagues. He aspired to be an author and wrote his first book at age 78 and his second at 81.

Doug showed incredible support and encouragement of his daughter Sarah when she earned her Landscape Architecture degree and went on to become Canada’s authority in post-war reconstruction. Hoping to one day work together in real estate development, he transitioned the Armour brand to Sarah in 2012 when he retired from real estate development at age 80.

The Canadian government is beginning to allow private healthcare facilities to do business in Canada. Doctors are able to work in the private clinics and be paid for patient diagnosis, treatment and prescriptions through public health care insurance programs, such as OHIP. The transition away from 100% publicly owned and operated healthcare to a hybrid private-public venture has been underway since 2005.

Pharmacies like Quebec’s Jean Coutu are now franchising their locations with built-in clinics that include ultrasound facilities and on-site labs. They own the buildings and operate the franchises in the buildings. There are examples of real estate developers teaming up with investment associations and building the facilities to support the transition. Medivest, for example, is backed by a medical doctor investment fund. Some doctors are spearheading private sector ‘integrative’ health initiatives, such as the Seeker’s Centre Private clinics and health care facilities are opening in Quebec, Alberta and Ontario.

These examples provide evidence of the strategic investment opportunities of buying land, building healthcare facilities, owning clinics, and renting facilities to healthcare practitioners.

Armour’s has allied with licensed fundraising investment experts who help Canadians invest in high-yielding medical and healthcare facilities, such as Armour’s healthcare facilities. Within 5 years, the Ontario medical health system will become a hybrid of publicly funded privately operated clinics and facilities, a mirror of the successful programs in Belgium.

The Ontario rental income property market is a strong investment option for the 20 year term horizon. Newer inventory that incorporates condo-like design and lifestyle features are much in demand but in short supply. Armour leverages construction finance with RRSP investments in Ontario and builds gold-standard projects with our experienced construction teams.

Together with our licensed partners, we are building long-term, high-income generating properties in growth markets across Ontario for investors.

Our partners, who are licensed fundraising investment experts, help investors participate in Armour’s real estate portfolios. RRSP Investors earn between 6-12% on average with their invested RRSPs, which is a much greater return than those from banks and financial firms on RRSPs.

Unlike other complex real estate developments, Armour’s multi-residential 6-plex projects are simple to understand, affordable, and our licensed investment fundraising partners help investors earn a higher return than the average RRSP investor.

A business incubator takes start-up businesses or ideas and transitions them into a growth opportunity through specific mentorship in particular business development areas, such as marketing, advertising, accounting, tax information, funding and partnering.

There are many incubators in Canada and the US, with quite a few of these existing in major cities. Most incubators belong to the Canadian Association of Business Incubation or its US equivalent, the National Business Incubation Association. Cities that have business incubators attract funding, which can translate into long-term economic gains.

“The goal of business incubation is to help businesses flourish in the community, create jobs in the community, and pay taxes in the community,” explains Ed Hobbs, Chair of the Canadian Association of Business Incubation (CABI) and General Manager of the Toronto Business Development Centre.

Armour business incubators are successful because we link business development to local economic acceleration through a systemized approach. Armour is launching three incubators at the IDP Plant in Chesterville (the former Nestle Plant at 171 Main Street North).

Armour’s approach applies the principles of Quick Impact Projects (QIPs) to promote long-term financial sustainability and profitability through innovative and responsive private-sector business principles and practices. We bolster the under-serviced segments of communities, and harvest the vast potential typically overlooked by other business incubators. Because we put more emphasis behind projects that are underway than other business incubators, we are able to achieve success faster because such projects are structured with best business principles and practices.

We use a sophisticated ‘whole-of-community’ approach of leveraging existing expertise, infrastructure, and capacities to ‘incubate’ a community towards long-term economic sustainability.

Armour’s business incubator:
• uses a pre-launch social media system to attract tenants, businesses, and government funding;
• uses a startup method to get up and running quickly;
• integrates into the incubator ecosystem in Ottawa, Montreal, Toronto, and more; and,
• measures performance outcomes for investors.

John Meharg, VP Sales & Marketing,  proposes that a portion of the former Nestle Plant in Chesterville, ON – now owned by IDP Inc. – be converted into an Tier 1-2 Data Storage Centre facility.

The emerging server farm (SF) and data centre (DC) marketplace is increasing at a rapid pace, and Armour is positioned to take some of this market in Ontario.

Armour Data Centre's

In 2009 the market for server farms was doubling every five years. In 2010, this accelerated to doubling every 2 years. In 2014, demand was doubling every 6 months. The race towards providing services and products to support the trend in ‘cloud’ activity is a hot one.

There is a significant shortfall of data centre services available and this is expected to get worse as many companies continue to grow and expand their online presence and cloud computing requirements.

Meharg’s Data Centre experts have toured the facility and have confirmed that it has the existing infrastructure, including industry-standard Hydro capacity required to service a Data Centre and to grow the centre at the facility.
